Error trying to add tubeszb-cc2652-poe-2023 to ZHA

I've had this tubeszb-cc2652-poe-2023 for about a year and been using it at my old house. I brought it over to my new house and am trying to set it up with a brand new instance of Home Assistant 2024.10.
I followed both the automation HA Discovered addition and the manual one,

both give me this error:

Nothing is output to the logs. Every time I'm trying to erase network settings and create a new one.

Things I tried:

• I pushed the BSL button on the board
• Upgraded firmware
• Tried with HA 2024.7 (what it was working with before)
